North Riding

North Riding is based on the West Rand of JHB and is said to be roughly one million square metres of Industrial, Commercial and Retail space. It is located roughly 40km from OR Tambo International Airport and 15km from Lanseria International Airport. Northriding is also in close proximity to 2 other smaller industrial areas namely Honeydew and Laser Park. North Riding is located 5km from the N14 highway and can be accessed off Witkoppen Road and Malibongwe Drive. Some of the other roads which can be found in the North Riding area are Bellairs Drive, Blandford Road, Derby Drive, Hyperion Drive and Pritchard Drive. North Riding as a whole is seen as a slightly older style Residential and Industrial area as it is on the outer region of the main hub of Johannesburg. Northlands Projects and Orpen Group have been the primary developers in North Riding, developing Northlands Deco Park, Northlands Industrial Park, Northlands Production Park as well as the new Boundary Park. They area is very unique as it is home to a wide variety of industries. The industries include Industrial, Commercial as well as Retail with units in the area ranging from 150m² to 10 000m². Some of the major tenants that are situated in North Riding include Royal Canin, Seven Oaks, Tiletoria and Siemens. Rentals on the Industrial side vary between R55/m² - R65/m², whereas the Commercial rentals vary between R90/m² - R110/m². The Retail rentals are very dependant on where the unit is located as well if it is part of an Industrial unit - a through rate will be used in these situations. Lease periods in North Riding vary between 2 and 5 years.
