Bounded by the N1 Western Bypass in the South, Rivonia Road in the West, Bowling Avenue in the East and Woodmead Drive in the North, Sunninghill has become a popular residential area due to the close proximity to the major office nodes. Affordable rentals in high density residences, the development of the North Gate Shopping centre, Chilli Lane and very good educational facilities, namely St Peter's College, Rivonia Primary, Michael Mount, Buccleuch Primary, Red Hill High, St Stithians College, St David's Marist, Dainfern College, the American International School of Johannesburg and Crawford College, together with quick access to the highways, have assisted with the popularity that this commercial node shows. Sunninghill hospital is the only other major development in this area. Office developments began in the early 2000’s and a new highway namely the K62 (which was to link Sunninghill with Bryanston) was designed to improve the traffic flow. Although a portion of this road has been developed it has not yet been completed. At this time, Sanlam Properties, Frolich Construction and Edge Properties began developing office premises. There is only one freehold office development in Sunninghill and one sectional title development. The freehold development is Sunninghill Office Park, and consists of approximately 36 office blocks, all owned by investors or owner occupiers. The sectional title scheme known as Sunninghill Gate, was developed by Farquharson Projects and was very successful. Abland and Tiber were instrumental in developing several car dealerships facing onto Witkoppen Road. The Barnyard Theatre in the Tiber development has become a popular entertainment venue. Builders Warehouse has located a world-class store in Sunninghill due to highway accessibility. Due to the existing office blocks being old, Sunninghill offers a great opportunity for someone with deep pockets who is prepared to transform them into decent A-grade space.
