Umhlanga
Umhlanga is situated on KwaZulu Natal’s North coast 20 minutes from the Durban CBD and just 15 minutes to King Shaka International airport. Due to its great location and significant investor interest, has now converted this coastal town into one of South Africa’s fastest-growing urban development nodes. Once a sugar plantation, the construction of Gateway Shopping Centre 20 years ago kick-started the area and was one of the main driving forces for future development. The area now consists of commercial, residential, retail developments and continues to be a major tourist destination. The Umhlanga Ridge and adjoining Ridgeside Office Park have become the key commercial node in the great Durban area with many businesses relocating from central Durban. The demand for A-Grade office developments has been predominately tenant driven and resulted in Umhlanga having one of the lowest vacancy rates for a major commercial node in the country. Another reason for the boom in the Umhlanga area is its great access to national roads and major arterial routes. It is a short drive to both the M4 and N2 highway which has recently undergone major upgrades. The Umhlanga area has great security with most commercial and residential buildings having 24-hour private security with limited access to non-tenants. The precinct is managed by the Ridge Management Association and is responsible for the maintenance and future development of the area. Umhlanga is already home to many blue-chip tenants and will continue to be the prime commercial node in the greater Durban area for the foreseeable future. Development doesn’t seem to be slowing down either with multi-million Rand projects like the Umhlanga Arch and Umhlanga Oceans development coming to completion in the coming months.
